Landlord law & tenant in Washington State

In the State of Washington sets residential owner tenant Act standards of the landlord-tenant relationship. Both parties can mutually other conditions the lease required agree. Owner DutiesAccording section 060 Act, the landlord must maintain the property so that it is clean, safe and responds to the building codes. The landlord must also provide tenants with written information about fire safety and indoor mold, and keep the common areas of multi-unit clean and safe.Tenant DutiesTenants are required by section 130 of the Act to keep their units safe and clean, keep their smoke detectors operational buildings, and to not engage in or permit illegal behavior, or behavior that annoys others on the premises.Security DepositsWhile there is no limit on the amount a landlord can charge as a security deposit, the deposit must be returned to a former holding within two weeks of the end of the lease and that holding's move - out .Right of EntryAccording to section 150, a landlord must give has taking two days notice that she will be entering the premises, except in cases of emergency.Grounds for EvictionLandlords may evict tenants for several reasons, including nonpayment of rent, drug related activity is the landlord's property, threatening behavior toward the landlord or another holding, or a holding's failure to properly maintain the property.
